Sustainable Land Use Development

Crown Point Subdivision

In Millcreek Township, Laird Associates, an engineering firm hired by local developer Paul Luciano to design a subdivision on a 63 acre parcel, has also been hired by PA Sea Grant to prepare a conservation design layout on this property, and to determine the cost differential between the conventional and the conservation approaches. This project has involved numerous meetings with the consultants, Township officials, and developers. The results have proven that profit margins for the developer can be greater using conservation design, while, at the same time, retaining over 60% of the original parcel as open space. With conservation design, property values remain strong, which thereby provide the municipality with a stronger, more permanent tax base. The natural environment also benefits because corridors of green space remain intact, providing habitat for wildlife, with a reduced amount of stormwater runoff, while maintaining water quality.
